We sold our acreage property in Pullenvale with Randolf Wirkus of Urban 8 in September 2009. Randolf's performance as an agent was nothing short of heroic.
I had all but given up on real estate agents as being lazy, overpaid, and largely a waste of time from both a vendor's and buyer's perspective. Randolf changed all that.
From the outset he promised to treat our home as his own - and he did. He was clearly as keen to sell it as we were. In a difficult time in the property market he had a steady stream of qualified buyers (no tyre kickers) through our home; rarely did a weekend pass without an inspection. In terms of quality inspections he outperformed all other agents we had tried by an enormous margin. He respected our choices about how we wanted to market our property and did not try to pressure us into costly strategies we didn't want or need. After every inspection he gave us honest feedback and opinions on the likely outcome.
In the end it is all about getting the sale at the right price, and again Randolf delivered - achieving a price well within our acceptable range and beyond what even he had expected. Mr Randolph Wirkus - Urban 8 Real Estate
We contacted Urban 8 Real Estate after being completely dissatisfied with the valuations for a sale price we received from some of the larger real estate firms in the Kenmore area. We had noticed that the prices he had for properties listed in our area were considerably more than other companies and thought it would be worthwhile investigating.
It was the best decision we have made. Not only did Randolph value the property at about $50 000 more than any of the other companies, he delivered on this by selling our house at that price within a week and a half of us listing with him.
Once we had listed with Randolph we immediately knew that he was different from the other real estate companies. He kept in constant contact with us with details of his progress and current actions and worked tirelessly to ensure that our sale was a perfect match between us and the buyer. This seems to be the main difference with Urban 8. They are looking to match sellers and buyers and also help buyers locate the perfect property for them. Randolph filtered enquiries so only genuine buyers who were ready to purchase came through our property to avoid wasting our time and maximising the possibility of a sale. Within a week we had two signed offers for our property and we agreed on an offer and signed at our first open house.
When we contracted Urban 8 to sell our property we got a sense that it was more personalised than if we had gone with a bigger company and it really feels like Randolph is your personal employee looking to make the sale happen exactly as you wish. I am just writing to thank Urban 8 for the excellent service our family received from beginning to end on the selling of our property. I would also like to share with your clients our experience. We had a few people in to quote on the property, one real estate agency arrived with a posse of people unannounced. Apart from being totally taken aback I was then told that I would receive $70,000 below my asking price for our large 5 bedroom home…and were told they would try their hardest to get even that. It made me realize there are real estate sharks out there that seem to get brownie points or incentives for moving properties through very quickly for their own benefit.
Randolph Wirkin never made us feel that we were being pushed and realistically quoted on our house and really supported us through the process. Lets face it selling your home is up there on the most stressful things you can do in your life and I believe everything through Urban 8 was handled in an ethical and honest manner. I also appreciated the fact that Urban 8 realistically markets on the web and doesn’t try to push for expensive unnecessary marketing techniques or tries to convince you that auctioning would be a great thing in an area or a time that is inappropriate. If you are reading this you will no doubt have met the lovely Randolf Wirkus. When we first met Randolf, we were both very taken with his upfront warmth and genuine sincerity. After both reading through his 'package' and interviewing a couple of other agents it seemed that they all offered very similar advertising methods. The one thing that really stood out for us with Randolf was the prompt follow up which we viewed as enthusiastic and passionate.
It was because of his determination to win our listing that we asked him to list our home. We were very confident from the first showing that Randolf would bring us the sale that we asked for. We had four decent offers within a space of 3 weeks! The offers were well within the listed price range and Randolf worked very hard to achieve OUR objectives. Despite a couple of little ‘hiccups’, which Randolf handled well, we did sell our home quite quickly.
We would definitely recommend Randolf for his persistence, dedication to the outcome and gentle way that he and nurtured the whole process. He was nearly more excited than us at times!

I am writing to express my gratitude for your efforts in the marketing of my Kenmore property.
After six very frustrating months of funding the expert opinions of other agents I had all but given up trying to sell this property and decided instead to rent it once more. At this time you offered your services and accepting that I had run out of time and money and had the property listed for rental, you took up the challenge to quickly find a buyer for me. I admit that I was skeptical having heard all the excuses before."it's too hard to sell while tenanted because of access restrictions" and then "it's too hard to sell empty because buyers can't visualize it furnished".
To your credit, you made no promises except to commit yourself to a targeted and intelligent marketing strategy to sell my property at a reasonable value. The fact that within one week you presented a buyer at a price higher than any of the three offers I had been given in the previous six months was commendable. It was regrettable that having signed a rental agreement a mere hour before, I was unable to proceed with that particular contact of sale. Any other agent would have been discouraged and many even angry or annoyed, but not you. Instead, you immediately changed tack and focused your attention on finding an investor to purchase the property that now had the added benefit of a new twelve month tenancy agreement at an above average rental rate. Again, less than a week later you presented yet another sale contract from an investment buyer. Furthermore, this offer reflected a value more near to what I had hoped to achieve and a good $20,000 more than the offers I had received from other agents in the preceding months.
Possessing some thirty years of senior sales and marketing experience myself, I know that a marketing program in its own right does not make the sale. In the end, it is simply a selling platform that requires selling techniques, skill and experience to achieve a sale outcome. Clearly you, unlike many of your competitors, also understand this principle. Anyone can prepare a marketing plan and take buyers on tours of properties, but it takes a skilled sales professional to utilize the intelligence gleaned from a marketing program and effectively prosecute a sale.
In two weeks you achieved more by yourself than others did in over six months. My wife and I thank you for keeping us personally informed during the sale process and for your understanding and effort to alleviate the pressure that we were experiencing at the time.
